12 Days of Holiday House Hunting & Selling Tips
The weather outside is frightful, but buying or selling a home during the holidays can be delightful.
On the first day of Christmas my Realtor said to me: If you’re looking to buy a home, now’s the time! It’s no secret that inventory has been low lately but during the holidays you’ll run into less competition and more highly motivated sellers.
On the second day of Christmas my Realtor said to me: Take advantage of the fact that there’s typically less competition during this time of year. Less competition usually means that you’ll be able to negotiate a favorable price for the home that you want. Although there’s so much going on during the holidays, it may be worth your while to go house hunting if it means a better price for you!
On the third day of Christmas my Realtor said to me: Buyers may find there are better interest rates this time of year. There’s typically a cyclical trend of lower interest rates during the holidays due to the limited demand, forcing a greater amount of competition among lenders.
On the fourth day of Christmas my Realtor said to me: Motivated sellers may mean a better deal for you; if a property has been on the market for a while, the need to sell is typically much greater. By negotiating fairly, but firmly with sellers, you can strive for a lower price, or even concessions- as in credits towards your closing costs.
On the fifth day of Christmas my Realtor said to me: Just like you, Buyers make a Christmas list, instead theirs consists of what they want in a new home. Things always change, so be flexible, but this’ll help ensure you’re crossing what you want off your list.
On the sixth day of Christmas my Realtor said to me: Deck the halls Sellers, but don’t go overboard! While we all love some good holiday décor, when trying to sell your home during this festive time remember, “less is more”. Others may not have the same taste as you so play it safe with some lights, a tasteful wreath and a tree that warms up your living space.
On the seventh day of Christmas my Realtor said to me: Jingle bells, are you priced to sell? This is a big-ticket item on your list that you need to address before putting your house on the market. If you price your home too high you run the risk of sitting on the market and your listing becoming stale. Avoid that by doing your research and having a discussion with a Realtor about what a fair market value would be for your home to get it sold quickly.
On the eighth day of Christmas my Realtor said to me: True or False? No one buys a new house during the holidays. FALSE!! There’s definitely buyers out there looking for a home during the holidays! Even better, if they’re taking time out of their busy holiday schedule to go house hunting, chances are they’re serious about buying, and buying now.
On the ninth day of Christmas my Realtor said to me: Make your home feel warm and cozy so buyers feel invited to come in and tour. Play soft classical music or for an extra touch have some holiday treats on display in the kitchen. If your potential buyers are comfortable they’ll spend more time in your home appreciating what it has to offer and envisioning it as their own.
On the tenth day of Christmas my Realtor said to me: Be sure your marketing photos depict what your home looks like year-round, not just when it’s merry and bright. This will give buyers a clearer picture of what they would be moving into.
On the eleventh day of Christmas my Realtor said to me: Appeal to buyer’s emotional side by using more splashes of red and green in your decor. These colors are proven to be an emotionally appealing, which comes in handy this time of year.
On the twelfth day of Christmas my Realtor said to me: Don’t sweat the small things. This time of year may be a stressful time for some.
